July’s Market Pulse offers a clear, side-by-side look at Suburban Philadelphia and Coastal North Carolina—helping buyers and sellers understand the pace, inventory, and pricing shaping today’s decisions.

Pennsylvania remains strongly seller-favored at 1.8 months of overall inventory, while North Carolina is closer to balanced at 4.1 months. Ten of 11 reported markets had higher median prices than July last year. PA counties show 18–22 days on market and 1.2–2.1 months of inventory; NC counties show 51–98 days on market and 3.44–4.95 months of inventory—giving buyers more time and options.
