The current national median home price is approximately $430,000. According to National Association of Realtors Chief Economist Lawrence Yun, the median home price could approach $1 million by 2050 if long-term appreciation trends continue.
That sounds incredible until you do the math.
For a $430,000 home to reach $1 million over the next 24 years, it only requires an average appreciation rate of approximately 3.6% per year.
Not 10%.
Not 8%.
Not even 5%.
Just 3.6% annual appreciation, compounded over time.
That is the power of long-term homeownership.
Every Market Has Its Own Story
One of the biggest misconceptions in real estate is that every market behaves the same.
It doesn’t.
In Suburban Philadelphia, including Montgomery, Bucks, Chester, Berks, and surrounding counties, inventory remains relatively limited in many price points. Well-priced homes continue to attract strong buyer interest, and homeowners have continued building equity despite changing interest rates. We see this every day in areas like Collegeville, Royersford, Blue Bell, Phoenixville, and King of Prussia, where strong listings can still move quickly. In some cases, we are still seeing bidding wars, buyers waiving inspections, and other terms favorable to sellers.
That is a very different experience than some neighboring markets, including parts of Philadelphia County.
In Wilmington and Coastal North Carolina, including Wilmington, Hampstead, Surf City, Holly Ridge, Sneads Ferry, Leland, and the surrounding beach communities, the market has shifted into a healthier, more balanced place. Buyers often have more choices and stronger negotiating opportunities than they did just a few years ago, while home values continue to demonstrate long-term strength.
