There are numerous times in life where you’ll want to try to blend in, like the first day at a new school perhaps. When dealing with real estate, I can’t think of anything worse. Whether it’s buying a home or marketing and selling a home, you want to stand out. You want to be the flamingo in a flock of pigeons.
How does one achieve this? As a home buyer in a seller’s market, there are often times bidding wars. I know in our markets here in Montgomery County, we’ve encountered bidding wars in Collegeville, Harleysville, Audubon, Horsham and Phoenixville, among others. Each time we know we’re in for competition, we differentiate our clients’ offer. One way to do so is to write a personalized letter from the buyer to the seller explaining why that particular buyer should become the new owners of the home. Another way is to alter parts of our offer that make it most appealing to the seller. It doesn’t work every time, as sometimes the highest price wins out. Having been on the other side, however, I can tell you that personal letters work. I once had a seller take a home with a 10k lower offer just because she appreciated the personal letter someone wrote her. As a seller, there are many ways to be a flamingo, and they all come down to marketing strategy. The best way to make your home stand out is to draw the eyes onto it from other listings. Prepare it for the market in a way no other listing has prepared. Present it in an eye-catching way paying close attention to the visual presentation and pictures. Then price it to grab attention.
