The “Company’s Coming” 45-Minute Home Rescue
(How to Fake a Clean House Without Losing Your Mind)
We’ve all been there:
You get a text:
“We’re in the neighborhood—mind if we stop by?”
Or you remember…
“Oh no. They’re coming over in under an hour.”
The house is… let’s call it “lived in.”
You don’t have time for a full deep clean—but you do want it to feel welcoming, not chaotic.
Good news: you don’t need perfection. You need a plan.
Here’s your 45-minute “Company’s Coming” Home Rescue, broken into bite-sized chunks so you can make the biggest impact in the little time you have.
Minute 0–5: Set the Scene (Lighting & Scent)
First impressions are EVERYTHING—and they happen fast.
Do this first:
Open blinds/curtains wherever possible → more light = cleaner feel.
Turn on a few lamps (warm light) instead of just overheads.
Toss open a window for 2–3 minutes if weather allows.
Light a candle or start a subtle plug-in diffuser in the main area.
You just bought yourself instant atmosphere before you’ve even picked up a sock.
Minute 5–15: Tackle the Entry & Main Path
Think: what will guests actually see?
Focus on:
Entryway
Hallway
Main living area
Rapid-fire fixes:
Clear shoes, coats and bags into a closet, bin or bedroom.
Straighten rugs.
Stack mail/papers into one neat pile (you can sort later).
Toss obvious trash and recycling.
Don’t organize your entire life—just remove visual chaos from the main line of sight.
Minute 15–25: Living Room “Speed Stage”
This is where people will sit and chat, so give it a quick mini-stage.
Fluff pillows and fold throw blankets.
Stack or corral remotes and chargers.
Clear surfaces: coffee table, ottoman, side tables.
Grab a laundry basket and do a “swoop”: toys, random items, stray clothes go in. The basket can hide in a closet or bedroom until later.
Pro tip:
If you don’t have time to dust, just make sure surfaces are clear. Clutter reads “messy” far more than a little dust.
Minute 25–35: Kitchen Make-It-Presentable Mode
People always end up in the kitchen—so give it a 10-minute glow-up.
Load the dishwasher with anything visible.
No time? Stack dishes neatly in the sink, rinse quickly, and move on.
Wipe counters and the stovetop with a quick spray + cloth.
Hide extra appliances, piles of mail, and random items in a cabinet, drawer, or bin.
Take out the trash if it’s even close to full.
You’re not aiming for “Pinterest perfect”—just clean, clear, and not embarrassing.
Minute 35–40: Guest Bathroom Blitz
If they’re going to see one bathroom, make it this one.
Close the shower curtain.
Quick wipe of sink and faucet.
Replace hand towel with a fresh one.
Make sure there’s toilet paper visible and the trash isn’t overflowing.
Close toilet lid, quick wipe if needed.
Done. No one is grading you. They just want clean-ish and comfortable.
Minute 40–45: Final Touches & You
Last 5 minutes:
Do a quick walk-through from the front door, pretending you’re the guest. Anything tiny that screams “chaos” but takes 30 seconds? Fix that.
Turn on some low background music.
Take 60 seconds for you: fresh shirt, quick hair fluff, deep breath.
Remember: People are coming to see you, not to do a white-glove test on your baseboards.
Bonus: Turn This into a Saved Checklist
You can:
Screenshot this list on your phone
Write it out and stick it inside a kitchen cabinet
Or turn it into a printed checklist that lives in a drawer
Next time you get the “We’re stopping by!” message, you can flip into auto-pilot instead of panic mode.
How This Helps When You Do Decide to Sell
Believe it or not, this little system is also great practice if you ever plan to:
List your home
Have showings
Host an open house
The same “focused zones” apply:
entry, main living areas, kitchen, guest bath.
When you’re ready to talk about selling in PA or NC, we can combine:
A realistic staging plan
Professional photos
And a strategy that works with real life (kids, pets, work-from-home and all)
For now, mastering the 45-minute rescue is a solid start.
